Noida Airport Sparks Real Estate Boom Across Yamuna Expressway Region

The upcoming Noida International Airport is driving an unprecedented surge in real estate activity across the Yamuna Expressway region, with land and housing prices recording sharp gains ahead of the airport's expected opening. According to industry estimates, residential plot prices in areas around the airport have risen by nearly 500% over the past five years, while apartment values have increased by about 158%, transforming the region into one of the fastest-growing property markets in North India.

Demand remains strong despite the steep appreciation in prices. In the latest residential plot scheme launched by the Yamuna Expressway Industrial Development Authority, more than 1.1 lakh applicants competed for just 973 plots near the airport. The plots, located in Sectors 18 and 20, were allotted through a computerized draw of lots, highlighting the intense interest from homebuyers and investors seeking to benefit from the airport-led development corridor. The authority received applications from across India, reflecting growing confidence in the region's long-term growth prospects.

Real estate experts attribute the boom not only to the airport project but also to the rapid development of supporting infrastructure, including industrial parks, logistics hubs, film city projects and improved road and rail connectivity. With the airport expected to emerge as a major aviation and cargo gateway for northern India, developers are accelerating residential and commercial projects across the Yamuna Expressway belt. Analysts believe property demand will remain robust as businesses, logistics operators and homebuyers position themselves around what is expected to become one of India's most significant new economic hubs.
